Strata Titles
Subdivision into lots using the Strata Titles Act. This includes the Built Form Strata or Land Survey Strata
Built form Strata Titles is the subdivision of land based on the buildings that are constructed. Individual ownership is based on the buildings and portions of the land that are to be used by each unit. There are many steps in this process to eventually obtain the titles. We provide the following services for the developer.
- • Feature Surveys for the design process
- • Strata Advice in complying with the R-codes.
- • Unit Entitlements for the voting rights of each proprietor, the share of common property and the proportion payable for levies.
- • Certificates required for the council clearance.
- • Lodgement of Strata Plans to Landgate.
1. SURVEY OF THE BUILDINGS
During construction the client will contact the surveyor once the walls have been constructed.
Our work requires us to do the following.
- • Search the old survey records at Landgate
- • Find the survey marks along the streets to determine the correct position of the boundaries. These marks are generally at the intersections of the roads and are buried monuments. These marks are then compared to the original surveys to determine the location of your block.
- • Update the records of marks found and lodge a field record at Landgate
- • Survey your boundaries and determine if the walls are inside the boundaries and have been constructed as per the Building License Plans approved by the council.
- • Nearing the completion of the building the surveyor will come out again and survey the lots outside the building to finalise the plan.
- • Prepare a Strata Plan, electronic data files and reports to lodge at Landgate.
- • Lodge the plan at Landgate for auditing.

2. CERTIFICATES.
There are a number of certificates required for approval to be lodged with Landgate prior to the titles being issued.
These certificates are issued by a Private Building Surveyor, Licensed Surveyor and Approvals from the council. We are able to organise these certificates to ensure they are completed on time. On completion of the auditing it is then sent back to the Western Australian Planning Commission for endorsement
3. TITLES
The certificates issued by the council will only be completed once the buildings and site works are completed. Once all the certficates are lodged at Landgate the plan can then be registered and titles produced. This can be completed by a Solicitor or Settlement Agent or by the owner.
We at F.M. Surveys can be involved at any stage of the development. We usually like to survey the buildings and land as they are constructed to identify compliance with the building plans issued by the council. We pride our work on having the plans completed during the final stages of the development to minimize any time delays in having the titles issued on completion of the buildings.
The type of strata plans that we do are single storey, multi-storey, residential and commercial.
If you have an existing older Strata plan that shows only buildings. We also do conversions so that the common property is subdivided into individual ownership.

SURVEY STRATA
Survey Strata Titles is the subdivision of a lot into two or more lots. This type of subdivision is commonly used because it allows the services to the lot to be shared.
1. PROCESS
The subdivision process is the same as a green title subdivision. This means that the application is sent to the Western Australian Planning Commission for approval.
2. SERVICES
The services that run to the existing lot can be shared which reduces the construction cost of supplying Water, Sewer and Power.
The government agencies will still charge the same connection fees as per a green title subdivision.
3. ACCESS
The access to the property can also be shared via the use of a common property. This type of subdivision can be used when the existing house is to remain. When access to the side of the house is less than 4m a survey strata subdivision can be used to divide the properties in a battleaxe subdivision.
